Slate Roof Case Study
This property was a mid-terrace domestic house with a slate roof, the roof was leaking and in need of repair and the owner was looking to use spray foam insulation to guarantee the roof against any further problems.
A mid-terrace domestic property with an original slate roof, the house was approximately 70 – 80 years old and the roof had been on since the house was built. This property had 3 chimney/flues coming through the roof on the front and back, these were all rendered with mortar around the areas coming through the roof rather than the more modern lead flashings. There was no under-felt on the roof, again this is a more modern feature of roofs, there was simply old mortar pointing on the inside of the roof.
The owner of this property had recently paid to fully re-decorate the whole house, however, no attention had been paid to either the roof or the insulation. Once all decoration had been completed, the owner started to notice stains appearing on the ceilings and walls, mainly around chimney breasts. Due to the lack of insulation in the loft space, the upstairs of the property seemed to be cold even when heating was on constantly.
Firstly, Roofing Insulation Services conducted a thorough survey of the roof of this property and found problems with broken and slipped slates, leaking through render and mortar of the chimneys and a lack of suitable insulation. Once these problems were diagnosed, we set about:
- Replacing the broken slates,
- Re-positioning the slipped slates,
- Removing old degraded render and mortar from the chimneys,
- Fitting brand new lead flashings and soakers to the chimneys,
- Re-rendering the exterior of the chimneys
- Re-pointing the ridge tiles
- Removing any old and loose mortar from the inside of the roof
- Installing spray foam insulation to the interior of the roof
On completion of these works, the old slate roof had been fully repaired by our trained and experienced team to an extremely high standard, meaning no more leaks for the owner to contend with. After the repairs were carried out, our spray foam insulation was installed to the interior of the roof, which allowed us to provide a written 25 year guarantee to the home owner against any future leaks through the treated areas. Alongside our guarantee, we also sent all the details of the installation to our underwriters, who provided the home owner with a 10 year insurance backed guarantee to provide even more peace of mind against any eventuality.
As well as the roof repairs, protection and guarantee, installing spray foam insulation to the roof also provided the home owner with a much improved level of thermal insulation. By sealing the roof against the elements, sprayed foam insulation keeps the loft space drier, warmer, cleaner and more comfortable and dramatically reduces heat loss through draughts and the loft space. This added insulation meant the property was much easier to keep warm, even in the coldest of weather.
